Why does a contractor rank in some places and not others?

Because local rankings are calculated per location, not per business. Google weighs three things — how close you are to the searcher, how relevant you look to what they typed, and how prominent your business appears overall. Proximity is the one you cannot buy, cannot fake and cannot argue with, and for home service searches it dominates the other two. Everything else in local SEO is an attempt to widen the circle it draws around you.

Your rankings are a map, not a number

There is no single position for "roofer near me". There is a different answer at every point in your market. A grid scan makes that visible, and it is usually the moment a contractor realises the ranking report they have been paid for describes one street corner.

Service area settings are not rankings

Setting a 50-mile radius tells Google where you will travel. It is not a ranking input and it will not put you in front of anyone 50 miles out. This is the most expensive misunderstanding in the discipline, because contractors set it and assume the job is done.

A business on the edge of a metro radiates half its circle over farmland. One in the middle covers population in every direction. Nobody tells contractors this before they sign a lease, and it quietly caps what any marketing can achieve.

Not all of them equally, and the weighting is not obvious. Below is how we prioritise the profile on a contractor account, heaviest first. The top three are worth more than everything beneath them combined, and the top one takes two minutes to check.

What does local SEO work actually look like?

This order, and most of the first month costs nothing. Local SEO is the fastest-moving thing available to a contractor precisely because so much of it is completeness rather than competition — you are usually racing businesses that filled in half the form and stopped.

Measure position across the whole market, not from the office. You cannot improve a number you have only ever checked from the one place you are guaranteed to look good, and the scan gives you a baseline to hold us to ninety days later.

Why does my contractor business rank in some areas but not others?
Proximity. The map pack is calculated relative to wherever the person searching is standing, not relative to your service area settings. That is why you can rank first from your own yard and be invisible three miles away, and why checking your rankings from the office gives you a flattering and useless picture. A geo-grid scan shows your position at dozens of points across a market at once, and it is usually the first thing that genuinely surprises a contractor about their own visibility.
Does setting a bigger service area help me rank further away?
No, and this is the single most common misunderstanding in contractor local SEO. Service areas on your Google Business Profile tell Google and customers where you are willing to travel. They are not a ranking input, so claiming a 50-mile radius does not make you appear 50 miles away. What actually widens your effective radius is authority: review volume and velocity, profile completeness, relevance to the search, and genuinely local content. Setting an implausibly large service area can also dilute how clearly Google understands your market.
How do I get into the Google map pack as a contractor?
Get the fundamentals genuinely complete rather than merely filled in. Correct primary category, which is the highest-leverage field on the whole profile. Every service listed individually. Real photos from completed jobs rather than stock. Accurate, consistent business information everywhere it appears online. Then build review volume steadily rather than in bursts. Most contractors are competing against businesses that have done half of this, so completeness alone moves the needle, and movement usually shows within 30 to 90 days.
How much do Local Services Ads cost for contractors?
SearchLight Digital's February 2026 benchmark, drawn from $6.72 million in tracked spend across 888 contractors, put Local Services Ads at roughly $39 per lead for electrical, $51 for HVAC, $57 for plumbing and $59 for drain and sewer, with a blended average near $53 and a 43.9 percent book rate. That sits well below non-branded Google Ads, which ran roughly $124 per lead for roofing and $149 for HVAC. Reported returns are strong where the trade suits it: plumbing Local Services Ads showed a 44.5 percent book rate on a $1,714 average ticket, and HVAC showed 44 percent on $2,110.
What happened to Google Guaranteed?
It was renamed Google Verified in October 2025. The badge works the same way, appearing on Local Services Ads listings after Google checks licence and insurance, but a great deal of the guidance you will find online still uses the old name. Worth knowing for a second reason: junk leads on Local Services Ads can be disputed for a refund, and most contractors never file those disputes. Every unclaimed dispute quietly inflates your real cost per lead above the published benchmark.
How many reviews does a contractor need to rank locally?
There is no threshold number, because it is relative rather than absolute. What matters is where you sit against the businesses you are competing with in your specific market, and how steadily reviews arrive. Forty reviews is dominant in a market where the leaders have twenty and irrelevant in one where they have two hundred. Velocity matters as much as volume: a steady trickle after every completed job reads as an active business, while thirty reviews appearing in one week reads as something else entirely.
Should a contractor use a home address or a service area business?
If customers do not come to your premises, you should be set up as a service area business with the address hidden. That is Google's own guidance and it is not optional. The trade-off is that hiding the address does not remove proximity from the ranking calculation, so your visibility still radiates from your registered location even when nobody can see it. This is exactly why where you are based matters more for contractor visibility than most owners expect, and why a shop on the edge of a metro is a genuine competitive disadvantage.
Is local SEO or Local Services Ads better for contractors?
They occupy different parts of the same page and work well together. Local Services Ads sit above the map pack and charge per lead, which makes them fast and predictable but permanently rented. Organic map pack position is slower to earn and costs nothing per lead once you have it. The pragmatic sequence for most contractors is running Local Services Ads for immediate work while the profile, reviews and content build the organic position underneath, then letting the paid spend become optional rather than structural.
